Rendering and Exteriors

Exterior Rendering and Facade Coating

Offermomentumgrid coats the outside of Melbourne homes so they stop looking tired and stop letting water in. Cement render, acrylic textures and full facade repairs, applied by trades who understand what a south-westerly does to a wall after ten winters.

Built for Victorian weather

Render on a Melbourne facade has to survive four seasons in a single afternoon. Offermomentumgrid specifies base coats, mesh and top finishes as a system rather than picking whichever bag is cheapest that week, because the wall only looks good until the first movement crack opens it up.

The Exterior Problem

Crazy paving cracks and chalky old paint tell you a lot

By the time render starts craze cracking and dropping off in sheets, the substrate has usually been letting water in for years. Offermomentumgrid strips the loose material back to something solid and rebuilds from there, rather than skimming over the symptom and watching it fail again.

We check weep holes, flashings and the fall of every sill before mixing a single bag. Water that gets behind a fresh coat will find its way out through your ceiling, and no render specification survives bad drainage.

  • Cement, acrylic and textured finishes specified to suit each elevation
  • Fibreglass mesh embedded across the full wall, not just at stress points
  • Control joints and expansion details set out to architectural standard
  • Existing windows, doors and downpipes masked and protected daily

Why we read the substrate first

Rendering over a lime mortar wall with a rigid cement system traps moisture and blows the surface off within a couple of winters. Offermomentumgrid tests for porosity, salt and previous coatings so the new system is compatible with the old wall, not fighting it.

Where The Trade Lives

Systems that cope with salt air and summer heat

A render team that only works in new estates does not know what a coastal elevation or a hundred year old double brick wall demands. Offermomentumgrid works across bayside, heritage and new build in equal measure and specifies accordingly.

Heritage mortar matching

Lime based mixes blended to match original facades so the repair disappears into the wall rather than sitting on top of it like a patch.

Mesh reinforced coating

Fibreglass mesh bedded across the full surface, wrapping every external corner, so normal building movement spreads across the wall instead of splitting one line wide open.

Breathable top coats

Textured acrylic and mineral finishes that let trapped moisture escape while keeping rain out. Critical on double brick walls that were never designed to be sealed tight.

The Facade Programme

Seven steps from first inspection to final seal

Offermomentumgrid treats a facade like a system, not a paint job. Each stage below has a reason, and skipping any of them is how render fails within a few seasons.

1

Facade inspection and moisture test

We tap, probe and photograph every elevation, test for rising damp and note where water is tracking. You get a written report even if you decide not to go ahead.

2

Scope, system specification and quote

Coat types, mesh layout, joint positions and full cost set out in writing. No allowances for extras that magically appear once scaffolding is up.

3

Access, containment and protection

Scaffolding or mobile platform positioned, windows and doors masked, downpipes bagged and garden beds covered. Council permits sorted before the crew arrives.

4

Substrate preparation and crack stitching

Loose material removed, cracks opened, stitched and filled, then the whole surface washed and primed so the base coat actually bonds to the wall.

5

Base coat and mesh embedment

First layer applied and fibreglass mesh pressed in while still workable, with corners wrapped rather than butted. This stage decides whether the facade stays crack free.

6

Top coat and texture finish

Curing checked, then the finish coat applied in consistent passes with per-elevation texture matched so no wall reads differently to its neighbour in the afternoon sun.

What It Costs

Facade work quoted by area and system depth

Render pricing depends on wall area, access and how much preparation the substrate needs. The three bands below give you a realistic range before we measure.

Repair and Texture Refresh

Targeted patches and a new textured coat over sound existing render.

$1,240 per elevation, from
  • Crack stitching and patch render to damaged areas
  • Full surface primed before the top coat is applied
  • Acrylic texture coat colour matched to existing
  • Two to three days on site depending on access

Heritage Facade Restoration

Careful rebuild of period features with compatible lime based materials.

$24,300 for listed shopfronts, from
  • Lime render matched to original mortar composition
  • Mouldings, bands and cornices recast and reinstated
  • Breathable mineral coating sympathetic to old brick
  • Heritage advice documentation supplied for council records

Offermomentumgrid exterior figures are indicative and confirmed after inspection and moisture testing. Height access, substrate repair and council permit conditions can move the number, and we always confirm before starting.

Common Concerns

The questions every facade owner eventually asks

Rendering is a big-ticket exterior job, so it deserves honest answers before scaffolding goes up. These are the ones we hear most often.

Ask Us Directly

Movement is almost always the cause. Buildings expand and contract with temperature and moisture, and a rigid render system without mesh or control joints has nowhere to release that stress. Water tracking behind the wall makes it worse. Get the drainage and the mesh right and cracks become rare instead of annual.

Sometimes, and it depends entirely on the paint. A breathable masonry paint that is well adhered can be a suitable base after sanding and priming. A tight film forming paint on a soft brick wall will trap moisture and blow the render off within a couple of winters. We test adhesion on site before recommending anything.

Cement render sets hard and is very durable, but it has almost no flexibility, so it needs jointing planned carefully. Acrylic render flexes slightly with the wall and holds colour for far longer. On a Melbourne elevation we usually recommend a cement base with an acrylic finish on top, getting the strength and the movement tolerance together.

Done properly on a stable wall, our standard acrylic system should hold fifteen years before it needs a top coat refresh. Full failure before that usually points to poor substrate preparation, missing mesh or water getting in behind. That is exactly why we spend so much time on preparation.

Yes. Offermomentumgrid arranges scaffolding hire, coordinates delivery and collection, and handles footpath or street permits where work crosses council land. It is all quoted up front as part of the job rather than tacked on once the crew arrives on site.

Fresh render and rain absolutely do not mix. We watch the forecast daily, cover partially finished areas with breathable sheeting, and stop before a front moves through rather than risk a washed-out coat. Scheduling buffers are built into every programme so a wet week does not push your completion date out indefinitely.
